摘    要:社会经济发展推动城市商业的繁荣与商铺的增值,但商铺租金的影响机制尚不明确。选取了杭州市1~6级商服用地范围内2 026个具有代表性的底层商铺,运用克里金插值法探索了杭州市商铺租金的空间分异格局,并采用基于空间计量模型的特征价格法,探究了5个分市场下商铺租金影响因素的空间异质性。结果显示,三级医院、大型购物中心、学校、交通设施等商业服务、公共服务设施对商铺租金的影响程度、影响范围具有显著差异;相同的特征变量在城市不同区域,如复合功能区域、商务功能主导区域、居住功能主导区域,以及城市中心区域、城市外围区域,对商铺租金的影响呈现空间异质性。

Abstract:With the rapid development of economy and society, the urbanization process in China continues to accelerate, which promotes the prosperity of urban commerce and the appreciation of shops. Although a large amount of research results on the value of commercial properties have been carried out, the influence mechanism for shop rent is still unclear. Especially, few studies have focused on the topic of spatial heterogeneity. This paper selects 2 026 representative ground floor shops located within the range of 1-6 grade commercial areas in Hangzhou as the research samples. Based on the Kriging interpolation, we explore the spatial differentiation pattern of shop rent in Hangzhou and divides the study area into 5 sub-markets. In particular, we adopt Hedonic price method based on spatial econometrics models to explore the spatial heterogeneity of the factors influencing shop rent in 5 sub-markets respectively. The results show that different commercial and public facilities such as hospitals, shopping malls, schools and transportation facilities have a positive impact on shop rent in general, but with significant differences in the degree and scope of impact on shop rent. Also, the same variable influences shop rent differently in different urban areas such as complex functional areas, business functional areas and residential functional areas as well as urban central areas and urban peripheral areas, which exhibits spatial heterogeneity.
