海珠区房地产发展的空间特征分析

摘    要:通过分析20多年来广州市海珠区由工业区向宜居、宜商的城市副中心功能区的转化历程,以城市空间发展中的旧城改造为切入点,分析海珠区房地产发展的空间分布特征,认为房地产发展是促进区域都市化的因素,而行政区划、城市区域发展功能定位、交通网络、自然条件、人口迁移、社会文化等是共同促进房地产业发展及其空间分布特征的驱动因素.

Abstract:By analyzing Haizhu district as a traditional typical downtown,being transformed from a mainly industrial estate into a housing-oriented and business-oriented functional city,with the old town reconstructing as a cut-in and the developing from a City-country Duality Structure into a City-suburb in one function as the main point as well as the distributing trait of its space-development in this area,this paper draws a conclusion that the real estate expansion accelerates the district urbanization.Meanwhile the administrational layout,functional orientation in this area,traffic net,natural condition,population transferring,social culture together are the driving factors that boost the development of real estate as well as its distributive trait.
