在分析我国房地产自有资本收益率操作中所存在问题的基础上,论述了自有资本收益率的实质是自有资金直接资本化率,并在房地产持有期小于抵押贷款期以及房地产持有期和土地批租年限相同的两种情况下,推导出了与土地有限期使用制度相适应的房地产资本化率和自有资本收益率的计算方法,提出了利用债务保障比率的取值范围检验资本化率合理性的基本公式.  相似文献

本文对企业如何科学合理地选择股权激励模式问题进行研究探讨。不仅考虑到以往研究中的企业特征因素,同时也考虑了激励对象特征因素和外部实施环境因素,建立股权激励模式选择指标体系,并分析各指标间的依存关系,基于此构建了ANP网络结构模型,并选取两个代表性样本企业进行算例验证和应用,最终使得不同企业可根据自身的实际情况选择合适的股权激励模式,验证了该模型的合理性与可行性。  相似文献

This paper shows a computational method for optimizing the location of a store on a network in a competitive environment, assuming that consumers probabilistically choose stores following the Huff model (1963) and that the store can be located on a continuum of a network. This method gives the exact optimal solution with the computational order of n N 2 logn N where n N is the number of nodes of the network.  相似文献

Classical location theories and models were initially developed for the private sector, so that the related operational research literature has emphasized performance measures of efficiency and effectiveness. For public sector applications, measures of equity become important, yet such measures have received little formal treatment. This paper suggests a locational equity measure, the variance measure, and investigates its properties for tree networks. A fast algorithm (O(M)) to locate the minimum variance point on a tree network is developed, and some numerical results illustrate the variance optimal location.This work is dedicated to the memory of Professor Jonathan Halpern  相似文献

This paper concerns the finite-horizon optimal reorganization problem under debt–equity swap. The model of equity is formulated as a parabolic variational inequality, or equivalently, a free boundary problem, where the free boundary corresponds to the optimal reorganization boundary. The existence and uniqueness of the solution are proven and the behavior of the free boundary, such as smoothness, monotonicity and boundedness, is studied. To the best of our knowledge, this is the first complete set of results on debt–equity swap for finite maturity obtained using PDE techniques.  相似文献

研究的主要内容围绕着顾客资产驱动因素及同辈影响对青少年消费者购买意向和实际购买行为的影响展开.在文献综述的基础上,以运动品牌为例,分析价值资产、品牌资产、关系资产以及同辈影响对于青少年消费者购买意向的影响.实证研究表明,同辈影响对于青少年消费者购买意向有着非常显著的影响,同辈群体的炫耀、谈论与推荐行为越多,则青少年消费者的购买意向越强烈.与此同时,购买意向对于实际购买行为的影响虽是正向且显著地,但受到购买惯性的影响而减弱.结论一定程度上从统计上论证了青少年消费者的购买特点,同时也为运动品牌的青少年产品营销活动提供了参考依据.  相似文献

考虑授权再制造企业融资金额无法满足资金短缺需求的情况,构建资金约束下再制造企业的决策模型,研究初始资金及融资策略对再制造企业生产决策的影响。研究表明:资金约束下初始资金成为影响再制造企业生产决策的关键,同时授权费的增加会增大资金压力,限制其利润的增长;不论融资金额是否能满足资金短缺需求,再制造企业融资策略的选择都受初始资金限制,当其融资偏好为风险厌恶型时,可选择混合融资策略;在一定条件下再制造企业选择股权融资可提升再制造产品的社会效益。  相似文献

Global brands emerging from the world of sports are becoming commonplace, and firms invest in the realm of sports, usually through sponsorship initiatives, to get a link with these global brands. Over and above just a mere business link, what if a company makes a personal commitment to get into the core of a renowned, celebrated sports team? This article provides managers with a procedure to analyze, in a weekly basis, how valuable this type of decision is. A conceptual model shows that the personal involvement of a firm’s figurehead in a first-class sports club can impact positively on firm value if the person is doing well in the task s/he is entrusted with by the club. The empirical application to the soccer club Real Madrid, over 1,409 days and 215 matches, finds that the club’s performance on the field has a significant impact on the economic returns of its president’s company, with asymmetrical effects on firm value in a “loss aversion” pattern, that is, lost matches have a greater effect on firm value than games won.  相似文献

Teachers involved in a Master's level course in diversity participated in virtual, synchronous, anonymized discussions around issues of ethnic and racial diversity, gender, and stereotypes that could impact their students’ participation in fields related to science, technology, engineering, and mathematics (STEM). Guided by theoretical frameworks from Social Cognitive Career Theory (SCCT) and Critical Race Theory (CRT), a convenience sample of 14 science and mathematics teachers participated in a series of virtual chats using open‐ended questioning and facilitated by two university instructors. Using conversation and critical discourse analyses, three primary themes emerged: understanding of issues related to stereotypes, encouragement of females and minorities to pursue careers in STEM, and the place for diversity discussions in science and mathematics classrooms. The teachers felt burdened by curricular and administrative constraints that inhibit their ability to participate in thought‐provoking critical conversations. The paper concludes with a discussion of ways teachers can assist in the STEM career identity development of their underrepresented females and students of color and calls for research that combines the key findings in SCCT and CRT to build confidence and capacity for teachers to effectively confront issues of racism, sexism, and stereotyping in science and mathematics classrooms.  相似文献
