风景区开发项目用地基准地价评估方法初步研究

摘    要:文章在对风景区土地评估对象、内涵、土地利用及市场特点系统分析的基础上,认为风景区内地价评估的核心是开发项目用地价格评估,提出并论证了以景区自然、人文景观价值评价为基础,以项目用地投资收益为依据的风景区项目用地基准地价评估方法体系,并以天台山风景名胜区为例,建立了天台山风景名胜区开发项目用地基准地价体系,为天台山风景名胜区开发过程中引入股份制等新型机制奠定了基础。

Abstract:Based on the systematic analysis of the object, connotation, land exploitation, and the features of the market of the land appraisal in landscape zone, the core of it is the item land-value evaluation. Moreover, it is suggested and proved the evaluating method system for the benchmark land-price which is based on the natural and civil sight appraisal and the yield of the invest. Taking the landscape zone in Tiantai Mountain as an example, a benchmark land-price evaluation system is established. It puts down a sound foundation to introduce the new systems, e.g. the stock system, for the development of Tiantai Mountain landscape zone.
